Who buys property in Croatia?
In recent years Croatia has become very popular and attractive as a holiday destination. As a result many people from abroad have bought property along the Croatian Adriatic coast. The interest in Croatia has grown since the influx of low cost flights from West European Airports to Croatian international Airports.
Some examples of these airline companies are: Ryan Air, Easy Jet, German Wings, Sterling, etc...
Here are the reasons why our customers are interested in buying a property in Croatia:

Where in Croatia should I buy property?
In our experience with our Norwegian customers, there are two territories which are considered to be most attractive in Croatia. Apart from their good travel connections, these areas also have exquisite scenery, many historically interesting towns and prices of property with expectations of growth.
Territory 1 - The coast line north of Split
This territory includes towns of Trogir, Rogoznica, Primosten, Vodice, Murter, Zadar and many more treasures following. All this places are less than 1 hour of driving distance form the international airport of Split. Further more, it includes 5 national parks, 6 golf terrains are planned for the near future and the biggest part of Croatians´ islands is as well located in this area. The Croatian mountains, for example the massif of Velebit, are ready to be captivated with excellent hiking trip tours. In this area there are as well two international Airports (Split and Zadar) and the newly built high way (2005) enables quick access to the rest of Croatia and it’s capital Zagreb as well as Dubrovnik. A high growth of property prices is expected for this part of Croatia in the future.
For many customers the main attraction of this area is that it is not oriented towards mass tourism as Makarska Riviera is, south of Split.
Although the islands of Brac and Hvar have become very popular tourist attractions as well, they have frequent ferry services from Split town and a new ferry service is planed departing to those destinations directly from the airport of Split.
Territory 2 - ISTRIA - the Croatian Tuscany
It is close to Italy, not only geographically but culturally, too. This part of Croatia has used to be under Venetian rule for many centuries and you can see this influence all around the region. The Istrian sea side is beautiful as is the mainland. Istria has a lot of attractions, such as vine yards, cyclist track roads, olive groves and local cuisine, especially the famous Istrian truffle mushroom specialities. If you are a fan of Tuscany or Province, then Istria could be the right place for you. Air connections exist to international airports of Pula, Rijeka and Venice.

What other additional costs I have to count on?
The costs of documents are max 1% of the purchase price for the new built buildings. The costs of Adriatic estate lawyer and public notary amount at about 6% of the purchase price (VAT included).
Generally that amounts at 7% of the purchase price for new built buildings and 11% for already used buildings.
What are the costs of maintaining the property in Croatia?
Just like anywhere else, it depends on how much water and electricity is spent, but according to experiences of our clients it is about 1% of the purchase price per year. That includes costs of water, electricity, public utilities, insurance and tourist tax.
Is buying a real estate in Croatia a risk?
If the buyer follows the laws in Croatia and decides to buy a real estate through a registered agency and an experienced lawyer there should not be any problems. Many foreign citizens have come to us with their problems with taxi drivers, bar tenders, host, etc. Those are problems one can come across in Croatia just like in other places as well.
You have to make sure your agent and lawyer in Croatia speak English. We will often have to communicate via e-mail so the knowledge of those languages is important.

How did the price of real estate in Croatia rise over the past few years?
The prices have risen for about 15-20% because of poor supply. Analysts prognose that the prices will keep rising until Croatia joins the EU and that then they will stabilise, just like it happened in Italy and France.
